We are currently recruiting for an Estates Surveyor on a 12 months fixed term contract to join our Group Property & Environment Department. This is a regional role around the South West region of the country and must be flexible to travel. This role comes with the opportunity to work from home when travel is not required.

This is an exciting opportunity within a multi brand company where you will have the opportunity to actively manage the company’s diverse mixed freehold and leasehold portfolio in addition to responsibility for a wide range of estate management issues including general property management, rent reviews, lease renewals, dilapidations and disposals. You will form part of a small regional team responsible for the management of approximately 500 properties but also involved within the wider property department implementing group strategy. The role offers a high degree of flexibility and the ability to manage your own workload and requires an organised and self motivated candidate.

Your responsibilities will include:

  • Providing verbal and written advice and recommendations to Senior Management on all Estate Management matters including the Divisional Property Director and Group Property Director in order to ensure that effective decisions can be made in relation to Corporate Strategy.
  • Assisting the Group and Business Units on resolving estate management issues and disputes.
  • Negotiating with landlords, either personally or through appropriate external consultants, on rent reviews and lease renewals in a timely manner, the latter after seeking MD’s instructions on the strategy for the region and taking into account group requirements and regional coverage..
  • Reporting on and recommending settlement of rent review settlements to the Divisional Property Director (“DPD”)/Group Property Director (“GPD”) and to ensure completion of the relevant rent review memorandum.
  • Liaise with legal advisers on preliminary issues for lease renewals (e.g. notices, court applications etc) and to subsequently take the procedure through to completion of documentation.
  • Identifying opportunities for and subsequently negotiate lease regearing to enhance the Group’s operational property and financial returns
  • Managing any group disposals within the region and liaising with agents, solicitors and landlords to achieve the best outcome for the business.
  • Providing an excellent service to landlords, tenants and Group business occupiers, to resolve any property issues arising within the position holder’s region of operation.
We’re looking for someone with proven estates surveying experience. You’ll also need to be a great communicator and comfortable talking to people at all levels within the business.
