Our client, a leading student accommodation provider in Coventry are looking to expand their current on site operational team.


Status:Full Time

Line Manager:Assistant Site Manager & Site Manager

Responsibility:To work as part of a close team, ensuring that a safe and secure environment is kept at all times

Minimum Standards of Performance.

*To carry out repairs and maintenance and minor re-decoration at the site as required. To inspect repairs reported by residents on site prior to notifying the Hall Manager.

*General litter picking and refuse disposal in and around the site and grounds and to keep the refuse areas clean at all times.

*To maintain landscaped areas and courtyard as directed by the site management.

*General porterage including the movement of goods in, furniture, kitchen equipment and other heavy items.

*Regular inspections of all residential accommodation for the purpose of verifying residents Health & Safety, checking for damage or misuse of facilities and for the maintenance of correct standards of cleanliness, hygiene and provision.

*Maintaining adequate arrangements for security and safety including the inspection of fire fighting equipment and detectors and the enforcement of safety procedures in emergency situations. To inform the site management of any equipment that has been tampered with.

*Maintaining adequate arrangements for the removal of refuse and to keep the refuse area clean. Ensuring the general tidiness of the surrounding land, courtyard and car park.

*General cleaning of all communal areas on a regular basis e.g. Corridors, offices, residents rooms on their departure, and external areas. Also, to assist with periodic deep cleaning.

*To ensure that the site is secure at all times. Ensuring safe access to buildings at all times.

*Receiving and the distribution of mail for residents.

*Maintain a log of all materials and requisites for your duties and advise the site Management as required.

*To maintain an up to date diary of all events/incidents on the complex and report to site manager as necessary.

*To liase, give access, and monitor the work of all contractors/ operatives/ tradespeople to ensure performance is consistent with the appropriate standards laid down by our client and to notify the site Manager in all cases of non-compliance.

*To be familiar with all policies, services and facilities available from the site to be able to resolve/answer routine queries on tenancy matters or enquiries from residents on the scheme.

*Registering of residents and their guests as and when required.

*Answering queries both face to face and on the telephone.

*Allocation and security of all door entry swipe cards and bedroom keys to residents and appropriate visitors.

*Not to allow entry to any unauthorised visitors.

*Dealing with inappropriate parking on site and on adjacent property. To monitor the
Car parks at the site and not to allow access to any unauthorised vehicles.

*To inform the manager at any time on any aspect of the site that he or she feels may require attention.

*Uniform/ protective clothing will be provided which must be worn at all times.

*The post holder may be required to undertake internal training courses/ sessions to facilitate the duties asked of them.

*To assist the Hall Management in monthly checks to ensure that the flats are being kept clean and tidy and that there are no health and safety or maintenance issues outstanding.

*To monitor the C.C.T.V. system and to report any irregularities immediately to the Hall Management or the appropriate emergency services.

*To check landlord's internal and external light fittings, replacing bulbs and adjusting time locks, as necessary.

*To hold keys of vacant properties to facilitate both the access to flats/communal areas in accordance with the site managers requirements.

*To hold a master when on duty to be used in case of an emergency.
