Vacancy: Technical Co-Ordinator / Manager Ruskin Properties is a privately-owned property developer specialising in the build to rent sector. We have an expanding landbank, currently facilitating circa. 500 residential units, which we will be building over the next 4 to 5 years and financed through our own funds. All our development sites are within the Black Country, West Midlands and within easy reach of our Headquarters, Fountain House, Halesowen, B63 3BL (5 minutes from Junction 3, M5). We are actively buying more development land and plan to continually grow our PRS (private rented sector) portfolio. Our existing large residential portfolio of privately rented homes is managed and maintained in-house by our management team and direct labour maintenance (including, electricians, gas engineer etc). Role: We are seeking an experienced Technical Manager or an ambitious Technical Co-ordinator. Candidates should have several years' relevant experience and be IT literate. We offer a competitive salary, dependent upon experience and benefits. Working hours are Monday to Friday 8:30 - 17:00. Areas of responsibility: - Ensure accuracy of working drawings supplied by consultants/contractors. - Contribute to value engineering of site layouts. - Timely production of information to internal and external customers. - Co-ordination of statutory authority designs, payments & programming. - Management & distribution of working drawings, specifications & documents. - Discharging regulatory authority conditions imposed on developments. - Production of site information packs. - Resolution of queries with development team. - Approving and advising on advertising literature. - Obtaining Technical Approvals and legal documents for S38, 104 & 278 works. - Contribute towards 'Continual Improvement' strategy. Tasks: - Ensure accuracy of working drawings supplied by consultants/contractors. - Check details supplied by consultants comply with Ruskin requirements. - Ensure details supplied conform to current building regulations. - Obtain relevant approvals from consultants for contractor's drawings, i.e. concrete planks, trusses, joists etc. - Provide relevant construction details to team. Contribute to value engineering of site layouts. - Assist in the checking process for site engineering design to ensure levels, drainage solutions, foundation designs are cost effective. - Contribute/assist to house type design to ensure materials and products used are financially viable. Timely production of information to internal and external customers. - Liaison with external consultants to ensure working drawings are produced in line with agreed development programme. - Timely issue of drawings and information to internal customers. - Ensuring relevant information is issued on agreed dates. Co-ordination of statutory authority designs, payments & programming. - Timely submission of design applications to relevant authorities. - Regular update meetings/conversations with authorities to keep up to date with relevant regulatory changes etc. - Acceptance of quotations and initial programming of works for site teams. - Monitoring of costs. - Obtaining initial budget costs for land viabilities. Management & distribution of working drawings, specifications & documents. - Co-ordination of the receipt of working drawings from external sources. - Issue of drawings in a professional, accurate and recorded format. - Monitor methods of information issue, suggest improvements. - Preparation & issue of construction specifications. - Maintain & improve current method of information management. Discharging regulatory authority conditions imposed on developments. - Obtaining approval from NHBC for Building Regulations. - Supply of information to NHBC in order to obtain Conditional Approval. - Issue follow up information for condition discharge. - Assist with the discharge of pre-commencement planning conditions. - Monitoring/discharging planning conditions. - Preparation of Section 106 payment schedules. - Co-ordinating payment of costs associated with S106. Production of site information packs - Compilation of Site information packs for hand over meetings. Resolution of queries with development team. - Day to day contact with various internal team members to resolve technical queries. - Liaison with external bodies to supply accurate information. Obtaining Technical Approvals and legal documents for S38, 104 & 278 works. - Ensure design details are submitted to relevant authorities to agreed programme. - Monitor progress of approvals. - Payment of fees associated with inspections. - Obtain Technical Approvals. - Ensure legal documents are obtained in a timely manner. - Co-ordination of bond schedules. Site Visits: - Undertake periodic visits to site with consultants to review recent issues and ongoing progress. - Assist with site visits to completed developments with consultants and Site Manager to review whole development process. - Prepare review documents for periodic visits. - Provide 'action' list to be carried forward into new developments. Outputs: - Accurate Information supplied to team. - Information issued to agreed programmes. - Production of statutory authority designs & payments. - Documented issue of information. - NHBC Approvals. - Planning Condition discharges. - Site Information Packs. - Technical Approvals.
