Robert Half is excited to be working with one of its leading clients in Birmingham they are looking for a Property Manager.

In this role you will be responsible for assisting with the delivery of a first class residential property management service to our clients and customers in order to create places our residents are proud to live, investors are proud to own and we are proud to manage.

The Property Manager is responsible for the management of the service charges of a number of residential blocks ensuring that complex issues are managed proactively and that customer satisfaction is a priority focus.

At the core of the Property Manager's role is to ensure professionally managed developments through the use of their skills, training, knowledge and initiative.

DUTIES & RESPONSIBILITIES

Customer Liaison to build relationships with residents and to deal with all stakeholders' queries and correspondence concerning their portfolio in a timely manner and in accordance with KPIs and SLAs.

Site Visits - To carry out regular visits to Developments as agreed and in accordance with the management agreement including carry out inspections and undertake follow up actions to ensure properties are properly maintained and that company safety policies are being adhered, meet with lessees and directors.

Business Development - Identify Blocks of flats where an approach can be made to win the property management and attend RMC Directors meetings to present services and property management proposal.

Repairs - To ensure that the agreed procedures are adopted by the Team in arranging repairs on a timely basis and liaising with other teams on points of technical complexity and to discuss larger items of repair, ensure insurance claims are efficiently administered and undertaken within budgetary limits.

Contractor Appointment and Management - Preparing contract tendering documentation with the assistance of the technical team, reviewing tenders, their H&S policies, method statements etc and oversee the preparation of contract documentation and appointment of contractors and approval of invoices.

Service Charge Budgeting - Prepare annual service charge budgets in accordance with company KPIs and SLAs and manage service charge expenditure within agreed budgeting levels and seek approval from Regional Operations Manager for overspends where necessary.

Credit Control - To minimise service charge and ground rent arrears by rigorous application of the Arrears Procedure and personal initiative, to review arrears on a weekly basis ensuring appropriate action is taken.

Residents' Meetings - Attend residents' meetings (some evening), annual budget presentations or accounts presentations as required and follow up actions.

Data input and updating - To assist in the correct input and updating of data on Qube and assist in the development of management systems and the handling of property management information.

Landlord and Tenant and recent management practice - To keep abreast of recent landlord and tenant legislation, safety regulations and the latest management practices.

Staff Interaction/Management - To undertake line management responsibilities for site staff, where applicable to ensure that they are fully trained with correct uniform and PPE and hold regular update meetings with site staff.

Other Duties - To carry out such other tasks as the Regional Operations Manager from time to time as reasonably required
