Candidates must be able to identify repairs to tenanted and non tenanted properties

JOB PURPOSE

1. To assist and contribute to the delivery of a comprehensive, high quality and cost effective repairs and maintenance service.

2. To work with the Head of Housing and Repairs Manager to ensure excellence in services to customers, both internal and external is achieved.

Main Activities:

To be responsible for the day to day service delivery to Void Properties including the following key areas.

a) To carry out accurate and high quality pre and post inspections for repairs in void properties and raise meaningful works orders and materials through the voids admin team.
b) To carry out accompanied viewings for new tenants to give advise of property elements and repair details.

c) To take responsibility to ensure appropriate on site supervision to council craftspeople and other operatives.

d) Using own knowledge and experience, to adopt and maintain best practice in all areas of work undertaken by the team.

e) To help ensure team's compliance with the Council's Health & Safety polices and procedures, and also any other health and safety legislation or recommended good practice.

f) To ensure all relevant paperwork, including work instruction orders are completed accurately and processed.

g) To action contractual payments (invoices) to various contractors, including interim payments.

h) To assist and help develop the creation of an open working environment in which all employees feel supported and valued.

i) To liaise with tenants to facilitate the satisfactory completion of all repairs to a high standard and within Council timescales.

j) To recognise the ambassadorial nature of working within the homes of tenants, and dress and behave appropriately and professionally at all times.

k) To undertake repairs in own main and / or secondary trade as and when required.

l) To ensure and encourage compliance with the Council's Equal Opportunities Policy and to attend Fairness and Diversity training as and when required.

m) To assist the Head of Housing and the Repairs Manager in disputes that may lead to disciplinary action.

n) To comply with the Council's Driving Policy.

o) To assist in the maintenance and development of the BS EN ISO 9002 Quality Assurance system for the Repairs and Maintenance Operations Section.
