Property Manager | Birmingham

My clients, an award winning real estate investment and Development Company are currently looking for a Senior Property Office Manager to run their busy office and look after their nationwide portfolio of properties.

This is a varied and demanding role but comes with the full support of a welcoming and ambitious team and offers plenty of scope for you to take your career to the next level.

•Managing external consultants and contractors.
•Inputting rents onto the system, chasing arrears and ensuring voids are minimised.
•Responding to property maintenance queries.
•Ensure that void and vacant units are monitored and reduce wherever possible in order to maximise the income of the portfolio.
•Regular monitoring rent payments.
•Dealing service charge budgets, reconciliation and management contracts.
•Financial Management: including drafting budgets, authorising expenditure and managing cash flow.
•Working with the professional team across the development pipeline: assisting with tenders and marketing.
•Delegate work to Executive Secretary where necessary and ensuring deadlines are met.
•Reporting to the Directors.

The successful candidate will:
•Be committed to supporting and growing the Group's market share.
•Have experience in a housing role in either Property Management or similar.
•Have the ability to effectively communicate - both verbally and in writing. Good grammar is a must.
•Good understanding of the importance of accurate and timely reporting.
•Ability to express our recommendation in clear layman's terms.
•Planning and organising skills.
•Ability to work on own initiative.
•Computer literate: Word, Excel and Office.
•Basic knowledge of business and finance.
•Accounts experience would be preferable
•Be a fast Learner

A great opportunity has arisen for an experienced Property Manager to join our Birmingham Office.

We are seeking a Property Manager with a minimum of 12 months' experience. You must be a confident and highly organised, as well as having great communication skills - both written and verbal.

Additionally, we are looking for someone who can work on their own initiative and to tight deadlines as this is essential.
The successful Property Manager will also have great attention to detail and the ability to make decisions on their own.
Key duties will include:
•Managing a Property portfolio
•Dealing with maintenance issues
•Co-ordinating works to be carried out
•Liaise with Block Management agencies and third parties
•Liaise between tenants and landlords - keeping both parties up to date
•Run reports and checks
•Liaise With contractors
Experience in managing long distance properties is advantageous but not essential.

The working hours for this position will be between 08:30 - 17:30 Monday to Friday.

Start date: ASAP

This position is very much office based but having a UK Driving Licence would be a bonus but is not essential.
