Contracts Manager Person specification

Contracts manager's need to be confident and personable with a strong work ethic. Able to work under pressure and to manage various tradesmen to be able to get work finished on time and within budget. Happy to talk on the phone with clients, suppliers and colleagues and to work under pressure when necessary to complete tasks. It is also important that the candidate should be able to work autonomously as well as part of a team.Able to work with word, excel, adobe acrobat.

Job Description

Contracts Manager

The role of the Contracts Manager is to strengthen our Contracts Team and manage the implementation and delivery of projects on behalf of our clients. You will be responsible for managing and monitoring all aspects of construction phases of various projects.You will need to monitor the site programmes and progress of works that have been organised by the Site Managers to ensure sufficient labour is on site and directed in correct areas, assess quality of the work installed is correct to the drawings/specification and if not is rectified accordingly as the project develops.You will also be required to ensure that all sites adhere to our health and safety procedures.

You will manage appointed Site Managers, as and where required.

You will report directly to Dan Gregory our Managing Director and work alongside Quantity Surveyors, Building Control, Site Managers and Architects to ensure projects runs to budget. We have central accounts, buying and training departments to further aid in your role on site.

The Contracts Manager Roles & Responsibilities Include:

  • Understands the pre-construction process
  • You will be responsible for overseeing the day to day operations of all aspects of the project delivery
  • Highlighting critical path items and pre-start templates
  • Creating and managing Contract Plan for projects
  • Can organise and manage the design phase of a project
  • Co-ordinating pre-start meetings and programming of jobs
  • Ensure all aspects of the build process are satisfactorily completed on time and within cost and to the highest possible standards
  • Set weekly agenda to use on site for and be responsible for ensuring there are weekly meetings with minutes taken from agenda
  • Responsible for critical decisions on site
  • Dealing with Building Control and Planning
  • Confident in understanding drawings and being able to assist with take-offs
  • Understanding of how to comply with a H&S policy and H&S management system
  • Provide Forecast reports to Accounts – raise Purchase Orders and RFI’s and communicate costings
  • Liaise with Head Office Staff and produce a weekly summary report
  • Dealing with O&M’s in the office with Contracts Team
  • Build good relations with the client and project team
  • Be able to achieve our highest standard expected in jobs and management of snagging
  • Must be able to run multiple contracts at one time
  • Liaison with construction teams/Sub-contractors and clients
  • Design control and co-ordination and directly liaise with Designers/ Architects
  • Management of site teams
  • Design Team meetings with Project Managers to ensure project running to schedule and advise of any delays
  • Attend Management meetings where required
  • Visit sites at least one day a week or when required
  • Able to collate information from team to prepare and present the project report.
  • Understanding of how to comply with a H&S policy and H&S management system
  • Provide Forecast reports to Accounts – raise Purchase Orders and communicate costings
  • Liaise and meet with Head Office Admin and Accounts regularly to discuss any issues or requirements
  • Build good relations with the client and project team
  • Be able to carry out perfect delivery and produce snag free jobs
  • Must be able to run multiple contracts at one time
  • Liaison with construction teams/Sub-contractors and clients
  • Design control and coordination, directly liaise with designers
