Commercial Property Manager - Newcastle under Lyme - up to GBP25k basic **Monday - Friday**

This is a rare and exciting opportunity to join my client who is a successful, independent chartered surveyors dealing with commercial and residential property. They offer a wide range of services including estate agency, disposal and acquisitions, property management, survey and valuation advice, lease advice, dilapidation and condition reports.

This is truly a fabulous chance to join this highly regarded company based at their office in Newcastle under Lyme. They are looking for a Commercial Property Manager who in an ideal world would have commercial experience however they are prepared to train the successful candidate. Their only requirement is that the candidate should have Property Management experience within Lettings.

The role will involve dealing with day to day management queries, maintenance issues for the managed portfolio of commercial properties and will include inspecting properties, liaising with landlords and tenants and arranging for contractors to carry out works on properties. Properties managed consist primarily of commercial buildings including offices, retail and industrial. Clients range from property companies, private investors and developers.

Duties / Responsibilities:

Dealing with residential and commercial management clients and tenants which includes:
??Collection of rent and preparation of rent invoices.
??Dealing with property management issues i.e. repairs and matters of maintenance and where required liaising with contractors.
??Preparing and tendering schedules of works.
??Forecasting service charge budgets and cost analysis.
??Interviewing, referencing and administrating potential tenants.
??Financial management of department
??Lease renewals and rent reviews
??Sourcing and acquiring new clients/business opportunities.
??Regularly attending networking and other events in line with company marketing strategy
From time to time, putting properties on the market that become vacant and form part of the management portfolio, which includes formulating and implementing a marketing strategy and monitoring the process to the point of a tenant taking occupation.

Working Hours:
Monday - Friday 9am - 5.30pm
